10 Step process in selling your home.
  1. Personal Goal - The first step is deciding for yourself "why should I consider selling my home". Like many people, you probably have a deep emotional connection to your home. Your kids grew up in your house; you can still see the pencil marks you made on the door frame marking their growth. But beware: When it comes time to sell, a “love affair” with your home can work against you. Think rationally, whether you wish moving into a larger home, downsizing, or relocating. As you professional REALTOR® I listen carefully to your goals and keep them at very forefront while suggesting you a way to achieve them.
  2. Home Evaluation – The next step is evaluating your home. This is where you will find out the actual value of your home in today’s market conditions. One of the many benefits of working with a Professional Realtor is our ability to provide you with a ‘Comparative Market Analysis’ or CMA. A CMA allows us to ensure that we are pricing your home competitively and at the highest price that the market can bear. 
    The CMA is made up of three areas with homes comparable to yours. Homes that are for sale right now, homes that recently sold and homes that did not sell. When we review homes in these categories, we see trends that help us to properly price your home.

  3. Prepping to Sell – It’s time to get your home ‘Show Case Ready’ this is where you prepare your home to show it to the prospective buyers that come in through. The condition of your home is immensely related to how fast it will sell and what price the prospective buyers are willing to pay for it. Home Prepping tips to Sell Faster and for Top Dollar.
  4. Listing & Marketing Plan - Once the Home is show case ready it’s time to put it up for sale. Every home is unique in its own way. Therefore there are many different ways to advertise for your home such as: High impact Sutton for sale sign, Realtor and Public open house, Directional arrows, Flyers, Feature Sheets and much more. I will determine and present you with the most innovative advertising and marketing plan which will not only bring buyers but the most qualified buyers’ right to your door steps.   5. Receiving an offer - Once an interested buyer has been found, a written offer to purchase your home will be prepared. This offer is usually recorded on a standard form entitled Contract of Purchase and Sale. There onwards I will explain to you the process of receiving and reviewing offers and many things that needs to be considered such as price offered, completion & possession dates, subject clauses, terms, conditions and more. After you know the precise meaning of terms in the offer you than have 4 options: Accept an Offer Exactly as it Stands, Make a Counter-Offer, Reject the Offer, or simply just Ignore the Offer.
  6. Negotiating the sale - In order to arrive at a successful conclusion in selling your home; it will require some level of negotiation, either to get you the higher price or to negotiate terms and conditions favorable to you. Being in a market place on daily basis I can stand in the buyers’ viewpoint and negotiate the greatest possible results. All while representing and protecting your best interest throughout the process.
  7. Offer Acceptance & Subject Removal - Offer acceptance is when both parties have come to mutual agreement on price and terms, signing the contract of purchase and sale. There Onwards a time frame may be requested by the buyer or buyer’s agent to do there due diligence in satisfying their purchase as per property inspection, financing, title search, etc. usually a weeks' time is granted. Once they are satisfied and confident subjects are removed in writing and your home is considered SOLD. 
  8. Adjustments - This is the step is where all the financial adjustments are made between the Seller and the buyer for example property taxes, utilities, etc. This step usually takes place with the Notary or Lawyer. Check out the closing cost for Sellers.
  9. Completion - When ownership is legally transferred to the buyer, and all the proceeds and handed over to the Seller after adjustments have been made.  Usually takes place with the notary or a lawyer same day as Adjustments.
